IT'S still wait-and-see on a proposed holiday complex near the Tesco Extra superstore in Cleethorpes.
Almost five years have now elapsed since Tetney man Sean Henderson secured planning consent for 44 timber holiday lodges to be built in 10-acre woodland south of Hewitts Avenue.
But since then the ambitious project seems to have stalled while issues connected with various planning conditions are resolved.
One of these, for example, states:
No development on site shall commence until details of the off-site highway works and the new access to the site have been submitted to and approved in writing.
The work shall include the following:
- a footway/cycle way linking the development to the existing network from the site along the frontage eastwards on the south side of Hewitt's Avenue crossing Altyre Way and joining the existing footway/cycle facility at the Toucan crossing near Tesco;
- a pair of bus stops on opposite sides of Hewitt's Avenue located near the existing Toucan crossing.
Such development as approved shall be completed before the development is brought into use.
It was thought that the hurdles might have been cleared this month, but it seems some matters still need to be sorted.
The reins of the project are now held by Hatfield-based Snowgold Developments Ltd, headed by 66-year-old property entrepreneur Mark Dare.
On the plus side, Mr Dare has been positive - and optimistic - enough to issue a construction management plan outlying responsibilities and contacts.
On public relations, for instance, it states:
"The aim of the company is to identify an efficient and effective means of dealing with the public.
"It is important that the company’s works are carried out in a manner that is respectful of those living and working near to our sites.
"Therefore, it is important that as many issues as possible are dealt with at the pre-construction stage to reduce the likelihood of our works causing nuisance.
"A plan of action will be put in place to ensure that good relations are maintained with neighbours, local businesses and the general public."
In the meantime, lack of development means that the extensively-wooded site continues to provide a habitat for many summer-visiting warblers and other songbirds.
