Setback for developers in their bid to build 3,500 homes on land west of Grimsby

IT is back to the drawing board for the developers seeking to build 3,500 homes on countryide and farmland to the west of Grimsby.

Locally based M.F. Strawson Ltd and Yorkshire regeneration specialists Harworth Group plc had hoped North East Lincolnshire Council's cabinet would have rubber-stamped their 'masterplan' to prepare the way for submission of a planning application.

But no dice.

Although the cabinet did not reject the masterplan, they want it to be revised to address two main areas of concern:

* Potential flood risk and pollution to the River Freshney

* Traffic impact

Councillors aalso want detailed clarification on the proposal to create a Freshney Valley Country Park to mitigate the impact of urbanisation.

Even without formal cabinet approval of the masterplan, the developers may still choose to submit a planning application, but the chances of it securing planning consent will probably be higher if the scheme has the benefit of cabinet endorsement.
