Lack of interest from retailers means former DIY store will probably be converted to self-storage units

                                       

Former Wickes store is likely to be converted to self-storage units

HOPES have faded that a new shop might open in Grimsby premises formerly  occupied by DIY trader Wickes.

Instead, Unit A on Alexandra Retail Park, off Corporation Road, is likely to be converted to self-storage units.

Consent for the change of use has this week been granted by North East Lincolnshire Council.

After Wickes relocated to another part of town, the unit had been temporarily occupied by the company, My Energi, but since they relocated to a new HQ  the building has been vacant.

Although, there had been tentative interest from retailers, nothing materialised for the property which comprises 35,000 sq ft.

The proposal by successful applicants LCP Retail is to incorporate a mezzanine floor to provide space for extra storage units.

Unfortunately, after the refurbishment has been completed, it is unlikely that more than three staff will be employed on site at any one time.

The application did not go before NELC's  planning committee but  was determined under delegated powers by senior case officer Jonathan Cadd.

In his report, he states: "The proposed use and alterations would bring this large vacant retail unit back into economic use. 

"The use would not be of detriment to vitality Grimsby town centre and, while not wholly in character with the remaining retail park, could be accommodated without harm to the retail environment of this area.

"The position of the building to the extreme north of the park with car parking is slightly divorced from the main area and with direct connection to the access road would further reduce the impact on the surrounding area in terms of amenity and traffic which in any case is likely to be less than if the retail use were to recommence. 

"Similarly, larger vehicles would be directed to the existing purpose built service area which is designed to cope with any lorries or large vans attracted. 

"As such there would not be a severe impact on the highway in terms of capacity and safety. The changes to the building itself would be minor in nature and would not have a detrimental impact on the appearance and character of the area and would be too minor to impact on heritage assets."

Before any refurbishment can take place, a condition has been imposed that no undue disturbance shall be caused to any bats that may have taken up residence.
